Land, commissions and the practice's building programme
Marisa founded Velora in 2009 after eleven years buying land for a national housebuilder and concluding that the business was optimising for the wrong thing. The practice was set up to complete four houses a year rather than four hundred, and has never exceeded six.
Most of what Marisa does now happens before a house exists: assessing a plot, testing what it will actually permit, and deciding whether the site deserves a building at all. Roughly one site in nine that Velora reviews is bought.
