Usually, yes. Roughly half of what Velora sells is placed privately and never appears on a listing page. If you tell us what you are looking for — neighbourhood, size, and roughly when you would want to complete — we will tell you what is in progress and when it is likely to be released.
Between fourteen and twenty-two weeks from agreed terms to completion. The difference from a typical purchase sits almost entirely in coastal searches, private drainage consents, and confirming access rights on shared tracks. Ordering searches on the first day rather than the fourth week removes most of the delay.
Yes, on a very limited basis. Velora takes on one or two commissions a year alongside its own programme, and only on sites within the twenty miles of coast the practice works on. Marisa Ellory handles every commission enquiry personally.
The complete construction record: every drawing, specification and commissioning certificate, the maintenance schedule, and the contact details of the trades who carried out the work. It is handed over at completion and reissued at every subsequent resale, so the record stays with the house rather than with an owner.
Not at present. The Salt Rooms, The Glasshouse at Marren and The Bond Loft are owned by clients who use them for part of the year and let them through Velora for the rest. If ownership changes, everyone on the register hears before the residence is advertised.
Yes, and there is no charge for a first look. Rufus Kenward will walk a site or review the consent history informally whether or not Velora is involved in the purchase. It costs us an hour and it occasionally saves a buyer a year.
