The practice
We build slowly, in one place, and represent what we build
Velora Properties was founded in 2009 to complete four houses a year rather than four hundred. Seventeen years and forty-one residences later, the model has not changed.
The practice began with a disagreement. Marisa Ellory had spent eleven years buying land for a national housebuilder and had concluded that the business was optimised for the wrong thing: for the number of units a site could be made to carry, rather than for whether the buildings would still be wanted in fifty years. Velora was set up to test the opposite proposition on a single stretch of coast.
That stretch is twenty miles long and runs from Trevance Head in the north to Penhallow Point in the south. Everything the practice has built stands within it. Staying in one place has turned out to matter more than any design decision we have made: we know which yards cut which stone, which lanes take a low-loader, which planning officers have seen the argument before, and what happens to a west-facing window after fifteen winters.
Velora is a developer and a broker at the same time. This is unusual, and it creates an obligation rather than an advantage — the person who sells you a house is the person whose practice built it, and who will be here when something needs attention. Roughly half of what we sell never appears on a listing page, because the people who register with us tend to be waiting for something specific.
Seventeen years
- 2009Founded in WynstoweMarisa Ellory buys the first plot on Trevance Head and converts a bonded warehouse on the eastern quay into the practice's atelier.
- 2013The first headland houseCoreen completes, and Caleb Ashworth joins to run coastal sales. The practice sets its ceiling at six houses a year.
- 2016Private placement beginsInes Doray joins and formalises the register. Within two years, half of all sales are placed without ever being advertised.
- 2019The consent ceilingThe last consent on open ground is granted on this coast. Every Velora project since has been a replacement or a conversion.
- 2023Penhallow PointThe peninsula's fourth and final house completes, closing a site the practice had held for six years.
- 2026Forty-one residencesVellan House completes on the western shelf at Trevance Head — the largest house the practice has built.
How we work
Four rules we have not broken
One site in nine
We review around forty-five sites a year and buy five. Most refusals are about drainage, access or ecology season rather than about price.
Shelter before glass
Every plan starts with where the weather comes from. A house that cannot be opened between November and February has been designed for a photograph.
Materials a local trade can repair
Granite, oak, lime and glass, sourced within twenty miles wherever the specification allows. No composite cladding, on any project.
The record travels with the house
Drawings, specifications, certificates, maintenance schedule and the trades who did the work — handed over at completion and again at every resale.
The atelier
On the eastern quay, above the water
The practice works from a bonded warehouse on Wynstowe Quay, where the map room holds every drawing Velora has produced since 2009. Anyone considering this coast is welcome to look through it, whether or not they are buying.
