Buying on the Vellan Coast: how the process actually runs

A purchase on this coast takes between fourteen and twenty-two weeks from agreed terms to completion. That is longer than the national average, and almost all of the difference sits in three specific places. Knowing where they are is the difference between a calm purchase and an anxious one.

Before you view

We ask every buyer to confirm their position before a first viewing — not as a filter, but because half of what we sell is placed privately and we need to know who to call. A position is simply: what you are buying with, whether anything needs to sell first, and when you would want to complete.

The three stages that take time

• Coastal searches. Erosion, flood and cliff-stability searches take four to six weeks here rather than the two you may be used to. Order them on day one.
• Private drainage. Most houses outside Wynstowe are not on mains drainage. A treatment plant needs a discharge consent, and consents transfer slowly.
• Access and rights of way. Shared tracks are the norm on the headland and the point. Confirming who maintains what, and in what share, is often the longest single item.

The stage that takes less

Survey. Every residence Velora represents was either built or rebuilt by us, and comes with the full construction record: drawings, specifications, test certificates, and the contact details of the trades who did the work. Surveyors on this coast tend to finish a Velora house in a single visit.

Costs to budget for beyond the price

• Stamp duty at the prevailing rate, including any additional-property surcharge
• Legal fees, typically £3,500 to £6,000 on a purchase at this level
• Coastal and environmental searches, around £900
• Building survey, £1,400 to £2,600 depending on size
